[多倫多 Toronto] 失控!多伦多租金暴涨24%!加拿大五大城市都起飞!

现在,多伦多租金上涨,就像太阳升起一样。

根据Rentals.ca和Bullpen Research & Consulting最新的全国租金报告,8月份加拿大五个城市的apartment和condo公寓平均租金同比增长都超过了20% 。



多伦多8月份所有公寓平均租金飙升至2,694加元,涨幅为24.2%。大多伦多其他地区的情况也好不到哪里去,密西沙加和宾顿市分别上涨到2,348加元和2,107加元,涨幅分别为16.2%和13.4%。

多伦多在8月份35个城市的一居室月租金榜单中排名第二,为2,329加元,两居室的平均月租金为3,266加元。

该报告指出,8月份多伦多的condo公寓租金价格也同比大幅上涨,“从2021年8月的2,053加元每月上涨892加元至2,945加元。”

不过,多伦多人不要感觉太糟糕,因为整个加拿大的平均租金价格都超过了大流行前的峰值。

Bullpen Research & Consulting总裁Ben Myers表示:“住房需求已急剧转向租赁市场,加拿大许多主要城市的供应严重不足。Rentals.ca页面浏览数据显示,全国的租金需求比去年8月增长了近40%,比2020年8月封城时的市场增长了70%。”

令人惊讶的是,就受欢迎程度和在线页面浏览量而言,多伦多排名相当低,在25个城市的列表中排名第八。

而且,这是自Rentals.ca在2018年第四季度开始跟踪该数据以来,多伦多首次进入前10名。

Homeless is also getting more noticeable downtown, lots more people begging and camped out.  Sad state of affairs.

Or just stop paying rent.

In case you do not understand the legal advantage of renters, you can't kick someone out just because they are late in paying rent for 1-2 years. The judge will let them stay if they can't afford another place.

The legal system is already broken thanks to the lockdown. If you try to get the court to rule on an eviction, good f$#king luck.

No one needs to pay rent in a few years if this crazy trend continues.

could you wonder what would happen if everyone stop paying rent for 1-2 years?  landlords would be rioting outside city hall

That's what happened many years ago when a dude named Bob Rae became the Ontario Premier from the NDP party.

Yep, this is the same dude now a liberal "thought" leader.

He swiftly passed a new landlord tenant act that is still partially in effect today because he created a new department to deal with landlord tenant issues bypassing the court by giving this department the power of the court.

And since government never shutdown any departments they have, it is still there.

Back then, people not paying rent became a major issue. Landlords are assume to be guilty of something until they prove their innocence.

Lot's of Chinese were burnt.

想想安省计划未来10年要吸收百万移民,很难想象到时候多村的租房价格将会是怎样一番景象😂

So how come more renters are not going this route?  Market conditions seems ripe for exactly this.

Most people are normal - thus doing something to hurt others is not their norm.

When our lives are threatened, like not enough money to buy food and essentials for our kids, people will choose the lesser evil.

And hurting the landlord, who is supposed to be more well off than the tenants, become "reasonable".

That's what happened back then. Some tenants go all the way to damage the properties and report the landlords. That way they don't need to pay rent until the place is fixed ...

So let's hope things do not get much worse or we will see the ugly side of human soon.

Yeah, lets hope so but the way things are trending (crime rates rising, robberies and car-jacking) and nothing is happening to change things for better is a huge worry.
