我没关注多伦多，但过去两年温哥华也涨很凶啊。刚才说的我朋友那个，他2020年底才买的，54买，一年半现在69

Yeah, I observed the same trend.  Properties in very good condition and in good neighbourhood (high rank schools) were still sold for good prices, and received mutiple offers.

有房的人不用担心，当买房贵的时候，房屋出租市场又会火起来。总是嫩挣到钱

加拿大是移民国家，只要增加移民，增加需求方，那么天平就会像着上涨那边倾斜

之前房市泡沫嚴重, 現在息率狂升, 將部份流動資金不夠的投資者造成的泡沫抹去了也是件好事.
年輕人長期買不到樓, 長遠會是社會不穩定因素

if you are buying for investment, then it's all about if you can manage a postive cashflow..

if you are buying your first home, then, yeah, i think it's a good time to buy.

Absolutely a bad time to buy for invest.
If buying for own residency, even the price is really dropping down, but you have more choices than before.
But I still suggest you wait a bit longer
