除了房子就是基金了吧..买些房子出租感觉就稳当点，基金就浮动比较多

Most likely after expenses (p tax, insurance, mortgage expenses) you will not make any money in the short term.
only hope is property appreciation.
With recent policy to discourage speculation, that is NOT guaranteed anymore.

If buying the mutual fund, absolutely it must be long term.
I feel that the new policy can only control the price of houses for a short time, and the price of condo doesn't show obvious change right now.
Moreover, the rental fee I don't think it will be affected. Even though the price of condo doesn't increase in the future, I think buying condo for lease can still earn some money.
My English is not good, maybe there are many grammar mistakes, or using unsuitable words.

Not if you buy ETF, especially SPY, DIA, QQQ etc.  can be traded with a price gain on a minute by minute basis.

Only issue if the markets are at all time high,  can it still go higher after a 10 year run?  Quite risky not to fall.

The level of ETF is too high, I think it needs to check the trend all the time?
In my opinion, as long as buying the property which near transportation and not far away from the city centre, the price will not drop.
